Selling a home

The deed, the payoffs and the paperwork that clears the way to closing, for owners selling a house or condo.

  • Deed preparation

We prepare the deed and go through it with you, including how the names on title should read.

  • Payoffs and liens

We order mortgage payoffs and track down old liens or releases that were never recorded.

  • Estate and inherited sales

Selling a house you inherited, or for a parent, with the court papers or powers of attorney it needs.

  • Closing from anywhere

If you've already moved, you can sign with a notary near you and have the proceeds wired.

How it goes

Getting the title ready to sell

The surprises in a sale are usually on the seller's side of the title. We look early, so the buyer's lender doesn't find them first.

  • Listing: we pull the title and look for old liens

  • Under contract: we order payoffs and prepare the deed

  • Closing week: we check the settlement statement and your proceeds

  • Closing day: you sign, and your proceeds are wired

The fee

One flat fee for the whole matter

  • What the fee covers

For an owner selling a house or condo: the deed, the payoffs and the paperwork that clears the way to closing. Paid at closing, out of the sale proceeds.

    • Deed prepared and reviewed with you

    • Mortgage payoffs and liens tracked down

    • Settlement statement checked before closing

    • Closing in our office or a remote signing

  • What moves it

Extra liens, several owners or an estate sale can change the work. We say so on the first call and quote it in writing before you pay.

Our fee is for legal work. Title insurance, recording fees, transfer taxes, lender charges and court costs are separate, and every one is listed on your settlement statement or invoice before you pay.

Common questions

Do I need a lawyer if the buyer has one?

Their lawyer works for them. Yours reads the deed, the payoffs and the settlement statement with only your interests in mind.

I inherited the house. Can I sell it?

Usually, once the estate has someone with authority to sign. We tell you what papers that takes before you list.

What if there's an old lien I didn't know about?

We find out who holds it and what it takes to release it, and the payoff comes out of the proceeds at closing.
