Questions clients ask
Short answers about fees, timing and closing. For your own matter, call or send the form.
What does a flat fee cover?
Everything the fee covers, from the first call to the day the deed is recorded. If something comes up that it doesn't cover, we tell you the cost in writing before doing it.
What isn't in the fee?
Costs that go to someone else: title insurance, recording fees, transfer taxes, lender charges and court fees. They appear on your settlement statement or invoice, line by line.
I already have a real estate agent. Do I need a lawyer too?
Your agent negotiates the deal. A lawyer reads the contract and the title for what could cost you later, and answers the legal questions an agent can't. Many clients bring us in once they have an accepted offer.
When do I pay?
Buyer and seller fees are paid at closing, on the settlement statement. Lease and title fees are paid when you sign the engagement letter.
Can I close without coming to the office?
Often, yes. Where your lender allows it, we can arrange a remote signing with a notary near you, or a mail-away closing with the documents sent ahead.
What if the title search turns something up?
We explain what it is, who has to sign or pay to clear it, and what that costs, before you decide anything. Most issues are an old lien or a missing release and take a few letters.
How long does a closing take?
Most purchases close thirty to forty-five days after the contract is signed. The signing itself usually takes under an hour.
Can you help if I'm buying from a relative?
Yes. A sale between family members still needs a contract, a title search and a recorded deed. We can write the contract and run the closing for both of you, representing one side.
My HOA says I owe fees I don't think I owe. Can you help?
Send us the letter and the association's rules. We'll tell you what the documents say and what a response would cost, before you decide.
Do you handle commercial property?
No. The practice is houses, condos and rentals of up to four units. We're glad to suggest someone for larger or commercial matters.
