Fees
Every fee, written down
Each matter is one flat fee for the whole job, quoted in writing after a short call. If yours needs something it doesn't cover, we quote that first too.

Costs
What goes to someone else
These aren't our fees, and they aren't in ours. You see each one before you pay it.
Title insurance
A one-time premium to the title insurer, set by the price of the home and the loan.
Recording fees and taxes
Paid to the clerk to record the deed and the loan, along with any transfer taxes.
Lender charges
Origination, appraisal and other loan costs, which come from your lender's estimate.
Court costs
Filing and service fees in a landlord case, paid to the court and the sheriff.
Questions about fees
Why flat fees?
Because a closing is a known amount of work, and you should know what it costs before you start. It also means a quick question doesn't come with a bill.
What if my closing falls through?
For a purchase or a sale, we bill only the work done to that point, at the rate in your engagement letter, and never more than the flat fee.
Do you charge by the hour for anything?
Only for work outside the flat fee, like a lawsuit over a title, and only after we've agreed the rate and an estimate in writing.
Not sure how your matter would be quoted?
Tell us what you're buying, selling or renting out, and we'll quote it in writing.
