Real estate law on High Street

Your house, read line by line before you sign

Lena Tran reads the contract, clears the title and runs the closing for buyers, sellers and small landlords around Hampton Roads. One flat fee covers the matter, and it's written into your engagement letter before you pay.

Fees

How the fee works, before you start

Each matter is one flat fee, quoted in writing after a short call. If yours doesn't fit one of these, we quote it the same way.

  • Buying a home

The legal side of the purchase, from contract to keys. A cash purchase or a problem in the title can change the work, and we tell you so before you pay.

    • Contract review before your deadlines run

    • Title report read line by line

    • Settlement statement checked before closing

    • Closing in our office or a remote signing

    How buying works
  • Selling a home

The deed, the payoffs and the paperwork that clears the way to closing, paid out of the sale proceeds. Extra liens or a complicated title change the work.

    • Deed prepared and reviewed with you

    • Mortgage payoffs and liens tracked down

    • Settlement statement checked before closing

    • Closing in our office or a remote signing

    How selling works
  • Renting out a property

A lease is quoted per property for one to four units, a possession case per case. Each is paid when you sign the engagement letter.

    • Lease written for your property and rules

    • Notice letters for late rent and repairs

    • Notice, filing and one hearing for a possession case

    How landlord work goes

Our fee is for legal work. Title insurance, recording fees, transfer taxes, lender charges and court costs are separate, and every one is listed on your settlement statement or invoice before you pay.

What we handle

Houses, condos and small rentals

Residential real estate and nothing else, for people on either side of a sale and owners with a few units to rent.

  • Buying a home

Contract review inside your deadlines, a close read of the title, and a closing where every number has been checked.

    Buying a home
  • Selling a home

The deed, the payoffs and the liens nobody remembered, sorted before the buyer's lender asks.

    Selling a home
  • Leases and landlord cases

A lease written for your property, and a clear path when a tenant stops paying.

    Help for landlords
  • Title and HOA problems

Clouded titles, missing heirs, and disputes with an association over fees or rules.

Clients

What closing week felt like

“Lena caught that the survey and the deed didn't describe the same back fence line. It took two letters to fix, and we closed on the day we'd planned.”

Dana R.Bought a house in Westhaven

“I was selling my mother's house from out of state. Lena found the old second mortgage, got the release, and I signed everything at a notary near me.”

Marcus T.Sold a family home

“I own two duplexes and had been using a lease off the internet. The new one fits the properties, and the notice letters have already saved me a few phone calls.”

Questions

Before you call

What does a flat fee cover?

Everything the fee covers, from the first call to the day the deed is recorded. If something comes up that it doesn't cover, we tell you the cost in writing before doing it.

What isn't in the fee?

Costs that go to someone else: title insurance, recording fees, transfer taxes, lender charges and court fees. They appear on your settlement statement or invoice, line by line.

I already have a real estate agent. Do I need a lawyer too?

Your agent negotiates the deal. A lawyer reads the contract and the title for what could cost you later, and answers the legal questions an agent can't. Many clients bring us in once they have an accepted offer.

When do I pay?

Buyer and seller fees are paid at closing, on the settlement statement. Lease and title fees are paid when you sign the engagement letter.

Can I close without coming to the office?

Often, yes. Where your lender allows it, we can arrange a remote signing with a notary near you, or a mail-away closing with the documents sent ahead.

What if the title search turns something up?

We explain what it is, who has to sign or pay to clear it, and what that costs, before you decide anything. Most issues are an old lien or a missing release and take a few letters.
