Buying a home

From the accepted offer to the recorded deed, so the house you pay for is the house you get.

  • Contract review

We read the purchase contract and its addenda and flag the deadlines that can cost you your deposit.

  • Title review

We read the title report line by line: liens, easements, old judgments and anything that would follow you.

  • Settlement statement

We check every figure against the contract and the loan estimate before you sign.

  • Closing day

You sign in our office or with a notary near you, and we record the deed afterwards.

How it goes

From accepted offer to the keys

Most purchases close in thirty to forty-five days. You hear from us at each step, and you always know what's next.

  • Day one: we read the contract and send you its deadlines

  • Week two: the title report arrives and we go through it with you

  • Closing week: we check the settlement statement line by line

  • Closing day: you sign, and we record the deed

The fee

One flat fee for the whole matter

  • What the fee covers

For a buyer with an agent and a lender: the legal side of the purchase, from contract to keys. Paid at closing, on your settlement statement.

    • Contract review before your deadlines run

    • Title report read line by line

    • Settlement statement checked before closing

    • Closing in our office or a remote signing

  • What moves it

A cash purchase, a condo or a problem in the title can change the work. We say so on the first call and quote it in writing before you pay.

Our fee is for legal work. Title insurance, recording fees, transfer taxes, lender charges and court costs are separate, and every one is listed on your settlement statement or invoice before you pay.

Common questions

When should I call?

As soon as you have an accepted offer, or before you sign one if the contract has terms you don't understand.

Do you work with my lender?

Yes. We send the lender what it needs for closing and check its figures against your loan estimate.

What if the inspection finds something?

We help you ask for a repair, a credit or a way out, inside the time your contract allows.
